I started interested in money matters since last year. Can't remember the exact date..I know it's late..but who cares..bought few Azizi Ali's book, took CUTE exam ( sorry CHO for wasting ur time..and wasting my money too..uhuhuk..nope..not wasting actually.i gain knowledge abt UT - from 0 to not so 0..Currently gaining the energy and considering the exact date on when to start..),join few forums and glued to our few local financial blogs(that's why spiderweb is all over my blog..haha)..don't ask how much saving I have..I just started OK..perhaps by end of the year I have 'this target figure' in my ASB..don't want to tell u. You might say 'hek eleh, xde la byk beno pon target ko' or 'manyakknye..mintak sikit..'..hehe..just joking..
Credit Cards
Most of us have this at least one. Myself have 2 MBB cards, 2 RHB Cards, 2 Citibank = 6 cards..huh?..i did not realize that I have this number of Credit Cards!!.. Had cancelled 3 cards before..hmm..luckily. Credit Cards is a nice thing to have. It is not a must have item. You need to know how to control using credit card. Make sure you don't have to pay for the annual fees. What I did to CITIBANK was I called them & request for card termination. Sure they will offer for an annual fee waiver. Of course they won't let u have it free forever. So, it's ur call to threaten them every year for card termination. Few months back, they offer to upgrade to GOLD card which will increase the credit limit to 10k..thinking back abt the annual fee waiver(u think the annual fee will remain free?..i don't think so!!..but who knows they might waived..??..maleh plak nk try..) - i did reject the offer, and caused the tele-marketer was so 'bengang' at me..I can feel it thru her voice..from soft to not so soft spoken..hehe..standard la tu..
Make sure you pay before due date to avoid unnecessary interest. In case you dont know, Credit Card interest is 18% per annum, daily compunded. Interest free for 20 days. But starting this year, reduce to 15% per annum..and again terms & condition apply. If possible, don't let the bank gain the interest. They already have had enough of it.
Somebody told me that you can make money by using your credit cards..Trying to figure it out on how to do that...any ideas?
Al-Rajhi Charge Card
Have you tried AlRajhi Charge Card?. This card is really good they say. But u have to bear with them..they took ages to approve the card. Few attractions - Cash advance rm10 per rm1500 - INTEREST FREE for 55 days. Consider a free money for 55 days..hehe..already applied yet to receive..dd, have u tried yours?
EPF
Do you know that we can took out our money from EPF for certain reasons such as UT investment, monthly withdrawal for housing loan, etc..New thing I learn abt EPF is that, starting this year, they allow us to increase our employee contribution up to 15%. This will be a good chance for those yg dh start kene income tax. It is better to increase the EPF contribution or pay your zakat same as ur income tax rather than giving it to the government..oopps..sori Pak Lah..Saya bukan lari dari cukai..saya cuma elak cukai..;-)
Housing Loan
I just found & discover through my readings & subscription to finacial blogs & forum that actually you can have your own house for free!!..I'm not kidding..of course - terms & conditions apply. I'm not interested to tell the whole story here. Too many things to explain - end up with more spiderwebs on my blog..
Car Loan
Nothing much we can do with car loan. For those who really can 'tahan' their nafsu from buying a car, they will opt for using public transport because a CAR is liability forever. Eventhough u already paid the loan, but still u have to consider the petrol yg naik dan naik always, tollsamy, maintenance..etc. Furthermore, market value always have a decreasing grapph unlike if you buy a house...i'm really aware abt this but i'm only human..tempting for a new car which can fit us + the bibik..tungguuu..hehe..
Conclusion
It is all about manipulation of financial products we have in the market..we have everything here. In order to use it, you must know exactly the product features and how it can benefit you..forums are everywhere & free infos are there..the choice is yours whether you want to explore or just follow the flow. aku monthly kena about 2100- 2300, loan aku dah apply ngan 5 banks and 4 dah approve tp still tak baper menarik, tgh tunggu maybank sbb dia bole beat sumer bank, tp bos yg tukang approve tu outstation overseas lah plak.. developer bagi 1mth tu settle the loan and down pymt now dah nak masuk sebulan, aku dah kecut perut, kalau maybank tokleh apprv tepaksa aku ambik bank lain. alliance pun ok, cimb and hong leong
what do you suggest?bank mana yg paling ok.. aku mas dah suntuk nie.. nanti tak pasal2 kena late charges lak.. epf lak nak settle need at least 3weeks.

So far yg aku tau these banks yg offer hsing loan dgn package yg menarik..Public Bank, OCBC, HSBC, Alliance(ade org pesan, be careful dgn late pmt charges dia). ade gak yg kate ambank & citibank & CIMB (nih buleh tanye dd) pon ok..aku x pernah dengar from anyone yg rajin shopping Housing Loan nih kate Maybank ade offer package menarik..unless mmg derang overlooked this bank kepala ghimau..!!ko tgk choices yg ko dh ade skang and study dia punye T & C. Few items yg ko kene tgk:-
1. Daily rest (Interest daily calculated..better compared to monthly rest - kene ade teknik if to fully utilize the benefit)
2. OD facility
3. Withdrawal Facility (If that month ko bayo lebih, tetiba nk kuarkan smule duit yg lebih bayo tu in case ade urgent matter, bank would allow u to do so..)
4. Top Up Facility (buleh bayo lebih sesuke hati..ade bank charge penalty for this)
5. Defer Payment ( let say ko dpt duit segedebuk or lump sum bayo guna EPF akaun 2. then ko guna duit tuh utk bayokan setahun, so that ko buleh rest dari bayo loan utk setahun...ade bank yg allow ade yg x)
6. Reducing Principal (Interest calculated by reducing principal)
7. Capped BLR ( in case if BLR naik menggunong!!Ade bank yg ada cap BLR max 9%)..if nk selamat, amik je yg fixed rate-mostly Islamic loan)
8. etc..etc..yg ko rase perlu & penting. Well, lain orang lain die punye priority, ye dak?

mia, ko taknak cube AIA / ING housing loan ke? i think they offer better interest rate and it's flat throughout loan tenor.. so u are not expose to fluctuation of BLR yg blh buat org gile bile time recession. I took ING, and the interest is oni 5.89% sampai hbs byr. Maybe now it's higher but the advantage is they charge interst at flat rate n much cheaper rate as compared to islamic loan in commercial banks.
yes ikek..me too playing safe by opt for AIA fixed rate 5.99% for 30 years(tp ko punye lower 5.89%..ok la tuh).. ade org kate it is not advisable taking home loan with insurance company since they are not binding with Banks act..whatsoever..then aku tanye balik-ape masalahnye and what is the issue? sure these insurance company nk gak jage reputation derang kan?..x kan nk buat taik plak..oopss..but nobody answer my question so far...tuh yg makcik bengang jugak ni!!...

aku seronok betol baca posting finance ni, membuatku bsemangat nk settle hutang2 cc aku. and i so agree part ko kata don't shop bila perut lapar, mmg semua nk buy. so now each time i go out, mesti mkn dulu (at home/outside) then jln2, byk dah benda gatal tak terbeli.
btw am so hoping to be debt-free so that lebih lapang dada nk buy a home.

skrg ramai org opt for daily rest sbb in future if ada duit lebih or u know how to manupulate other financial tools u can reduce a few thousand of interest charges.. n maybe kan shorten the tenure period..
lagi satu klau bleh jgn ambik mrta..opt for life instead.. dia ada sort of tabungan kita akan dapat duit at least our premium tu balik.. so as if macam insurance free la.. i can reccomend u sorg bro ni kalau nak.. so far he is very nice n telus..
creditcard: cannot commend much.. sbb baru je a few mons free from cc.. tapi bila ada jugak keinginan setan itu.. mulalah saya mengosok2 lakiku utk dapat kemudahan 55days interst fee from al-rajhi itu.. so within that period kena lah akak me'restructure..me'recalculate.. me'ngikat perut bagai.. utk settlekan balik itu short term pinjaman.. tapi kekdg dpt wang ihsan ikhlas dari somiku..hehehe..

Just 2 share my tips. Saving each month is a must (RM50 pun tak pe) yg penting HABIT !!! When u feel like spending benda ngarut, always ask urself "WHERE CAN I FIND MONEY??" masa tu baru teringat claim tak summit lagi la,jual hadiah kawin la and byk lagi..U have to seriously feel Desperate then only u able to push urself .. Now I jadi UT agent to finance my doter's cloth!! --hajja-
